> Contract "Approval" letter -We are ready to issue one when you are ready!
> Welcome letter upon receipt of contract - This letter spells out how the loan process flows based on the contract date and determines when we will provide you the next loan updates.
> Status on appraisal, title, underwriting & contact information - Once the loan goes to Processing we will send all Parties a notification which includes when the appraisal & title have been ordered, when the file is schedule to go to underwriting, and expected delivery dates. Due Diligence and Contingency deadlines and contact information for our team and the attorney.
> Approval - A Notification will be sent once the underwriter has reviewed and approved the loan.
> Appraisal - A copy of the apprasial is sent to the borrower. An email is also sent to notify the agents when the appraisal is in.
> Clear to Close - This means all conditions have been met and we are ready to move the loan to our closing department for preparation of the closing documents.
> Closing Confirmation - We will provide you with all the information needed for the closing; Day, Time, Location, What to bring, Attorney contact information, Directions, Wire instructions for funds to close and anything else needed.
> HUD Guarantee - A Settlement Statement / HUD-1 is provided to you prior to closing. We will review the HUD-1 to assure all the closing costs and funds to close figures are accurate.
> Attend closing - I will be there with you until the end to assure your closing goes smooth and to answer any question you might have.
> Post Closing Follow up - We will send the client the appraisal and Signed HUD-1 for their records and as always, we appreciate your business.
