For information on becoming a FHA approved sponsor, visit: Eligibility requirements and benefits related to FHA loans:FHA loans are often ideal mortgage products suitable for a wide range of individual customer demands and eligibility concerns. U.S. citizenship is not required; however, the borrower must have ownership of a social security card. Credit, income and employment information must be verified to satisfy eligibility requirements, and FHA loans are only applicable to primary-residence properties. Bankruptcy and foreclosure do not necessarily disqualify a borrower's eligibility for loan approval. FHA loans typically require only a 3% down payment, and gift funds are permitted (down payments do not have to be verified as the borrower's own money). Interest rates for FHA loans are equivalent to national rates for conventional mortgages. In addition, less stringent credit requirements provide borrowers with the opportunity to qualify for loan approval with less financial scrutiny than is commonly attached to other conventional loans. FHA loans offer fixed-rate mortgages, adjustable-rate mortgages (ARMs) and graduated-payment mortgages (GPMs), allowing the customer to select the product most suitable for their individual needs.
